Exploring Other Popular 55+ Communities Across Florida

While The Villages gets most of the headlines, Florida is filled with hundreds of other excellent 55+ communities, each with its own character and price point. Many retirees find that a slightly smaller or differently located community is a better match for their lifestyle. Let’s look at a few top contenders across different regions.

Central Florida: Beyond The Villages

Central Florida is popular for its rolling hills (by Florida standards), beautiful horse country, and distance from the coast, which can mean slightly lower insurance costs and less direct hurricane risk.

On Top of the World (Ocala): Located near Ocala, this is perhaps the most direct competitor to The Villages. It is a large, well-established community known for its outstanding amenities and a slightly more relaxed pace. It boasts several golf courses, fitness centers, and a huge variety of clubs. One unique feature is its private airport for model airplane enthusiasts and communities that offer homes with large RV garages, catering to the travel-loving retiree. The cost of living is often considered comparable to or slightly less than The Villages, and many residents praise its well-managed structure.

Solivita (Kissimmee): Situated just south of Orlando, Solivita’s biggest advantage is its proximity to world-class attractions. This is a huge plus for retirees whose grandchildren will be frequent visitors. The community itself is known for its beautiful Mediterranean-style architecture and an award-winning layout that feels more like a resort than a subdivision. It offers a wide range of home sizes and prices within its gates, and the amenity package is extensive, with a focus on fitness, arts, and social gatherings.

The Gulf Coast: Sunsets and Serenity

Florida’s Gulf Coast is famed for its white-sand beaches, stunning sunsets, and a more laid-back vibe. The area from Tampa Bay down to Naples is a hotspot for retirement.

Sun City Center (near Tampa): This is one of Florida’s original 55+ communities, and it has a unique character. It is a largely self-governed community where residents are deeply involved in running the clubs and facilities through a massive volunteer network. This creates a strong sense of ownership and community pride. Homes are generally more affordable here than in newer developments. The amenities are extensive, though perhaps not as glitzy as in brand-new communities. It’s a great choice for budget-conscious retirees who want an active life and value a strong community spirit.

Lakewood Ranch (Sarasota/Bradenton area): Lakewood Ranch is not exclusively a 55+ community; it’s a massive, multi-generational master-planned community that consistently ranks as one of the best-selling in the U.S. Within its borders, however, are several dedicated 55+ neighborhoods, like Del Webb and Cresswind. The advantage here is that you get the curated lifestyle of an active adult community while living in a broader, age-diverse town with its own main street, hospital, and schools. It’s an excellent option for those who want the amenities without being completely separated from younger families. Proximity to Sarasota’s rich arts and culture scene is another major draw.

The Atlantic Coast: Breezes and City Access

The Atlantic side of Florida offers beautiful beaches and closer proximity to major cities like Miami and West Palm Beach. The vibe can be a bit faster-paced, and prices are often higher, especially closer to the water.

Valencia Communities by GL Homes (various locations): GL Homes has built a powerful brand with its Valencia line of 55+ communities, found in places like Boynton Beach, Delray Beach, and Port St. Lucie. These communities are known for their spectacular resort-style clubhouses and a high level of included services. The focus is on a luxurious, hassle-free lifestyle. They primarily offer new construction, which appeals to buyers who want modern designs and the ability to choose their own finishes. The trade-off is a higher price point and HOA fees that reflect the extensive amenities and services.
